Naples newest luxury condos don’t have a fancy name. It is simply called 3300 Gulf Shore.
“That’s the name. It is simple. It is direct,” said Brian Van Slyke, President of Kolter Urban’s Florida’s West Coast. “Gulf Shore Blvd is the premier address, so we want to identify with that location.”
While the name is simple, the new planned development isn’t. It is all top end luxury. The two boutique, eight-story condominium buildings will have 51 residences with the bay and Gulf views, a private marina with 16 slips, a 75 foot lap pool, a resort style pool, wellness center, cold plunge, spa, large fitness center, massage treatment rooms, social entertaining areas, a private dining room, wine tasting area, and a lounge with sports and golf simulators.
“We are really excited about the amenities,” Van Slyke said. “It has quite a lot of amenities for residents for this kind of boutique place.”
Kolter recently opened its sales gallery. It plans to start construction later this year and open in lake 2027. Prices start at $3.7 million and go up to about $23 million.
Niel Johnston and Pam Crespo have already purchased a fifth-floor condo there. They currently live nearby at Villages on Venetian Bay, but wanted something newer, safer and bigger for their expanding family.
“One thing that will be very nice is there will be brand new slips and a sea wall. Everything will be brand new. The building we are in now is almost 53 years old,” Johnston said.

With two grown children each and three grandchildren, the couple also wanted something larger and better for entertaining. They will move from their condo that is about 1,500 square feet to the new one that is almost 3,000 square feet. They are also excited about moving into a complex that allows pets.
“We can’t have pets at Venetian unless it is a service animal,” Johnston explained.
The buildings will be quite high. Even the parking underneath is up 11 feet. Johnston and Crespo say they feel safer during storms knowing that everything is high up and even their vehicles should be away from any flooding.
“If we had another Ian, we would not have to move cars out,” Crespo said.
Crespo and Johnston are avid boaters and are also looking forward to putting their boat in a new slip on a waterway with direct Gul access.
Johnston said he loves to grill, and his new condo will have a 400 square foot balcony with an outdoor kitchen.
“We compete with all the other condo owners because you can’t have your own gas grill here,” he said about Venetian Village. “We will have a gas grill on our own private balcony.”
“Most of the properties on Gulf Shore Blvd have cat walks so they are not private,” Crespo added. “Being able to entertain and dine outside is just a bonus.”
The couple is also looking forward to all the amenities. They say older condo developments don’t have the things that 3300 Gulf Shore will have.
“It is a new project, and the size of luxury units was very appealing,” Crespo stressed. “Being able to maintain a bay view and being on the water was one of our highlights. We live on the water now and we wanted to maintain that lifestyle. That was very important to us. The property has so many wonderful amenities. It is a lifestyle of wellness and community. It embraces an outdoor and indoor lifestyle of health and wellness.”
The new condo will be built on the site of an older condo that was torn down after ding severely damaged during Hurricane Ian.

“This will be built with stronger materials and modern codes, so it is resilient to the storms,” Van Slyke said. “It is a new condo product, and there has not been a lot of new condos in Naples,” he stressed. “Our first-floor elevation is well above the flood so all the residences will be safe and secure.”
Van Slyke already has more than half a dozen reservations from people eager to move in. He said customers like everything from the newness to the safety, to all the amenities.
“For the next stage of our lives, the purchase at 3300 is going to be spectacular,” Crespo concluded. “It is a place to live a healthy life. We are looking forward to maintaining that and taking it forward, and with all the amenities we will be able to achieve this and so much more. We are very enthusiastic. We can’t wait until we move in.”
