The Ritz-Carlton Residences, Sarasota Bay marked a milestone recently: the topping out of the project, meaning the final beam has been placed on the highest point of a structure. The 20-story condominium in the Sarasota Quay neighborhood will include 78 residences when complete, which Delray Beach-based developer Kolter Urban expects will be in late 2026.
“Reaching this milestone brings us one step closer to delivering a truly exceptional living experience in Sarasota,” Brian Van Slyke, president of Kolter Urban’s West Coast, says in a statement. “The Ritz-Carlton Residences, Sarasota Bay is the perfect example of how refined waterfront living should be, combining the legendary Ritz-Carlton service with expansive residences and a suite of world-class amenities.”
The condominiums will include either three or four bedrooms. They will range from 3,500 to under 6,000 square feet and come with private elevators; kitchens with European cabinetry, quartz countertops and full-height backsplashes; owner’s suites with dual walk-in closets and spa-style bathrooms; and terraces with glass railings and outdoor grills built in, according to a statement.
Fort Lauderdale-based Moss Construction is the general contractor for the project, which will feature glass walls and panoramic views of Sarasota Bay, the harbor, downtown Sarasota and the Gulf.
“Every element of this tower reflects the highest level of craftsmanship and attention to detail,” Jeff Callahan, senior vice president of Moss’ Mid-Florida Region, based in Tampa, says in a statement. “Delivering a Ritz-Carlton-branded residence requires an extraordinary commitment to quality, and we are honored to help bring Kolter Urban’s vision to life on Sarasota Bay.
Construction began a little more than a year ago. “We look forward to completing a project that will stand out among the region’s premier luxury addresses,” Callahan says.

The building will include a host of amenities, including a lobby-level social club room, with indoor and outdoor bars serving the pool deck; a cafe; private boardroom; outdoor dog park; pet washing station; 24/7 concierge services; food and beverage program with pickup or delivery via an app; private parking garage with valet; and on-site property management by The Ritz-Carlton.
Residents of The Ritz-Carlton Residences, Sarasota Bay will also have exclusive access to The Harbor Club, a more than 20,000-square-foot amenity center providing access to kayaks and paddle boards; an indoor pickleball court; wellness center with saunas, steam rooms, treatment rooms and hot and cold vitality pools; a children’s club; gaming room; and fitness centers with private training rooms.
Hong Kong-based architecture firm 10 Design designed the building, and Singapore-headquartered HBA Americas handled the interiors.
