A South Florida condo developer has purchased a strip of historic storefronts and a vacant lot in downtown Tampa, with plans to build hundreds of luxury units on the property.

Kolter Group, which has become one of Tampa Bay’s most prolific and credible condo developers, paid a total of $11.64 million for four parcels, according to Hillsborough County property records: 520 N. Tampa St., which is home to First Watch; the Dohring Building at 514 N. Tampa St.; a small alley next door to the Dohring Building; and the vacant lot at 507 N. Ashley Drive.

The Kolter Group’s latest St. Petersburg condominium tower has racked up some impressive sales numbers in the few months since the 35-story tower commenced construction.

The project is one of several fee-simple developments along the Gulf Coast where units have continued to sell well despite the COVID-19 pandemic.

To date, sales of roughly half of Saltaire’s 192 units in St. Petersburg have generated $135 million, sales Brian Van Slyke, Florida West Coast regional president of Kolter Urban, a division of the Delray Beach-based development firm.

Charlotte County commissioners on Tuesday approved plans for the first 218 single-family lots in phase one of the recently named West Port planned community. This is the 435-acre site known as Murdock Village.

Lead developer KL West Port LLC, which includes Kolter Land Partners, said the first model homes will be in the section called The Isles, behind the county fairgrounds and near State Road 776. Cleared land directly along State Road 776 is zoned for commercial operations and some multi-family housing with no plans submitted yet.

The novel coronavirus pandemic hasn’t stopped some of Tampa Bay’s biggest construction projects from making major progress.

Construction, designated an essential industry by Gov. Ron DeSantis, didn’t stop during the state-ordered shutdown to slow the virus’ spread (although some, including the Westshore Marina District, voluntarily halted work). Unit No. 4203 sold for $4.7 million on Oct. 14, according to a Pinellas County deed filed Friday. That breaks down to $1,244 per square foot for the 3,777-square-foot penthouse — a price that puts it in within the top five most expensive condominiums ever sold in the Tampa Bay region on a price-per-square-foot basis.

An entity affiliated with The Kolter Group bought 292.9 acres for just over $15 million between two purchases, according to county real estate records. The land is in the town of Wesley Chapel, and the sale was closed on Aug. 31, records show.

By: Mike Seemuth | TRD Miami – Kolter Urban got the green light to develop 3000 Alhambra, a high-rise oceanside condominium development in Fort Lauderdale.

City commissioners on Tuesday gave final approval to a rezoning and site plan for the project at 3000 Alhambra Street that developer Kolter Urban dramatically redesigned. They voted 5-0 to approve a two-building, 26-story development with 215 units. Kolter executives were unavailable for comment.

Kolter Urban, part of Delray Beach-based Kolter Group, also plans to build retail-store and restaurant space spanning 5,150 square feet, along with 497 parking spaces, including 120 public parking spaces. The project architect is Miami-based Kobi Karp.
